In most jurisdictions (not califoria) property tax increases are somewhat unlinked from your actual property value

1) the tax entity sets their budget (usually an increase)

2) the valuation group values all properties

3) the tax entity sets a tax rate to raise their budgeted amount. budgeted amount = tax rate * total value

Most people think if their value doubles, their tax doubles. This mostly isnt the case. If everyone's value doubles, the rate decreases so they raise the budgeted amount. Mostly property tax increases are due to ever increasing budgets not rising values.

1) If everyone's value stayed the same, and the budget increased, your tax would increase by the amount of the budget increase

2) if everyone's value doubled, but the budget stayed the same, your tax would not increase

3) if your value doubled, everyone else's stayed the same, and the budget stayed the same, your tax would double.

they dont need to be smarter than humans. They just need to be able to hack into vital infrastructure systems faster than we can repair them while also replicating wildly

how could they do it (not kill everyone)

1) rogue state releases a self moving self modifying AI into the wild. It is trained on how to hack, monitor new vulnerability updates, scan code bases to find new vulnerabilities. It constantly replicate and hides in systems so it will be extremely difficult to clear.

2) it hacks into public infrastructure taking down traffic, power, water, air traffic control, communications, etc.

3) all the things that preppers worry about in a lights out scenario from an EMP start to apply.

4) All the people on meds/machines start to die. The just in time food pipeline immediately empties out. Water stops flowing, sewage backs up.

Its hard to say how bad it will get because cars will still work so some transportation of food, water, fuel can happen. If it happens in the winter it would be much worse than in the summer.

Create custom software for non profits is pretty rewarding. They cant afford anything and have process flow needs that are completely unmet.

The software wont be sexy, but will help the non profits and the people they serve

give the code to an LLM and have a discussion about it.

one of the apps I built is an app that you give it a website, it scrapes it, then places the google ads.

Over time it tries to improve the ads.

Right now it is showing a 5% click through rate over a few weeks. I have no idea if that is good or not, but it saved me the hassle of having to worry about google ads for another app

If the marketing platform works, then it would drive traffic to itself.

when agile was fairly new I worked with remote developers that had 3 locations.

My specialty is software requirements and my team was brought in to do the product management. The developers had read somewhere if you were using a database to do requirements then you were doing agile wrong.

They wanted me to write post it notes in triplicate, then fedex them to all their offices.

I use amazon kiro.

The AI first works with you to write requirements, then it produces a design, then a task list.

The helps the AI to make smaller chunks to work on, it will work on one task at a time.

I can let it run for an hour or more in this mode. Then there is lots of stuff to fix, but it is mostly correct.

Kiro also supports steering files, they are files that try to lock the AI in for common design decisions.

the price is that a lot of the context is used up with these files and kiro constantly pauses to reset the context.

the answer is build it again and start selling it to other companies.

the key for managers is like business owners

1) understand what success means for their area 2) assemble a team and remove roadblocks for them to achieve 1.

1 pedal braking means evs often dont need new brake pads for 150K miles

One problem they are experiencing is rust and glazing on the pads from disuse.

They are heavier than the equivalent sized ICE so have more tire wear, but dont have to be that large in an absolute sense. Most are large luxury cars.

If your payroll ends up being about the same, after 5 years it all evens out in the sense that you will be expensing 100% of your payroll each year (but the expensing will be 20% from each of the prior 5 years).

If your payroll is quickly growing You experience the problem on all payroll growth.

If your payroll is decreasing, you get a tax benefit. Your outgoing cash is less, but you are getting deductions from prior year expenses.

I have this anxiety for sure. I cant even picture her face.

Touching objects for me doesnt help, though looking at pictures does. Ive tried to get her to make scrapbooks for every year we have been together with explanations and stories, but no luck so far.

She remembers what we both were wearing the day we met.
