Nashville - TN
I watched this happen over years, and happen in many different ways.
It has lured massive gentrification.
All started when Dean took office some years ago and a group of real estate investors had serious big plans. It has worked.
The really bad side on the ground is that there are AirBnbs in places with clueless people standing out waiting for an Uber in places they should not be, and worse; people thinking they should just walk from some places to others that they really shouldn't.
Many other groups of people would say the worse thing is loss of culture, venues, and entire groups of people forced out with no where to go. (one news article pointed people to a different city / state few years ago)
The reporting changes run deep, and most would never know it.
